Home Inspection: You Should Have One

By Reginald Sullivan | September 19, 2006

Having a home inspection is a priority condition you should incorporate in your purchase offer.

Before you agree to buy the property or deduct the guesstimated cost of repair or replacement from the price of the house, be sure you know exactly how much it will cost to repair any defects and have the seller agree to pay to fix or replace what is wrong.

Should the seller refuse to bear the cost of correcting a problem, and you want to go ahead with the sale, allow for the extra costs to make repairs in addition to your mortgage.

It’s too late to do anything but call the repairman when you find out the heater doesn’t work on the first cold day in your new home.
